None return of security deposit

I rented a villa at Heritage Oaks Sarasota 2 succesive years November & 2010 my intention was to return in 2011 so I left $750 security deposit as a rollover. Ill health prevented me from returning in 2011 but when I requested a refund of the deposit I as told by Art Suskevitch that he was unable to pay this but I could use the amount as a deposit on a subsequent rental. When I decided to make a reservation for 2012 I e mailed Suskevitch and asked for confirmation that the villa I wanted would be available (he was advertising this rental at the time) and that I could use the amount owing to me as a deposit. He replied that he would have to contact his broker to complete the deal and subsequently I was unable to get any further reponse from him or the refund of the $750
